NO HIDDEN COSTS
We have a transparent pricing policy and do not charge any hidden costs. If you are shopping around for conveyancing quotes, please check whether your quote contain the following hidden costs:-
- Lenders legal costs / Acting for the lender
- Photocopying charges
- Professional Indemnity Insurance Contribution
- Completing or Filling up the SDLT form
If you find any charges for the above mentioned items, then those costs are the hidden costs charged from you! We DO NOT charge you for the above items.
Low Cost Searches
We have special arrangements with various Search Providers and can obtain the essential searches at very reasonable costs. This will help to keep the disbursements at the lowest level.
‘No Completion Low Fee’ Arrangement
If for any reason your residential property transaction does not proceed to completion, we will make no further charge from you if you sign up for this arrangement. In normal circumstances you are required to pay our full legal fees. If you sign up for this arrangement, you are not required to pay our full legal fees. This arrangement applies only to JT Solicitors legal Fees only.
In residential property transactions, there is high risk of either parties pulling out at any stage before the exchange of Contracts. Normally in such circumstances you are required to pay the full legal fees. This will be an additional burden especially if you are a first time buyer.
If you are Selling, you may require a Home Information Pack.
As part of our Conveyancing Services we have a special arrangement with a Home Information Pack Provider and can obtain a HIP at very low cost. The normal HIP costs £225 (including VAT). The price will slightly increase for leasehold and commonhold properties.
The standard Home Information Pack will contain the following:-
- Energy Performance Certificate
- Local Authority Personal Search
- Water & Drainage Official Search
- Official Copy of Register Entries
- Official Copy of Filed Plan
- Sale Statement
- HIP Index
Is HIP compulsory?
As of December 14th 2007 anyone wanting to market their home must now commission a pack, and make available their Energy Assessment rating once it becomes available.
